A. Subdivision Ordinance Change – Surveys and Plats
The Planning Commission discussed a few proposed changes to the pending rewrite of the By-Right Subdivision Ordinance. The changes, characterized as “technical” in nature, are intended to improve the consistency and quality of the technical documentation submitted in support of special use permits, rezoning requests, etc. Essentially, property owners and surveyors will be required to better describe the property being subdivided and include appropriate information on adjacent properties.
Current practices by surveyors are not consistent in terms of the scale of the plat maps and the level of detail provided on the salient features of the property being subdivided such as existing buildings, setbacks, septic and well locations, etc. More often than not, information of a similar nature pertaining to adjacent properties is non-existent. Inadequate documentation can lead to a protracted evaluation and approval process. The county planning office will inform local surveyors of the proposed changes. The specifics will be made available for public review prior to the public hearing, currently scheduled for March, on the proposed ordinance change as a whole.
B. Procedure of Meetings
The Planning Commission will be developing a description of its public hearing process. The intent is to generate a written pamphlet outlining the commission’s public hearing process similar to the one provided to the public at the Board of Supervisors Regular Sessions. To be continued…
